DDA Apna Ghar Awas Yojana 2025 is a new and important housing scheme of Delhi Development Authority (DDA), which has been launched in 2025. Its main objective is to provide pucca houses at affordable prices to the people living in Delhi and surrounding areas, such as Noida.

What is Apna Ghar Awas Yojana 2025?

In this Apna Ghar Awas Yojana 2025, flats are being offered at 15-20% lower price. Apart from this, some special groups like women, auto rickshaw drivers, war widows, ex-servicemen, Divyangjan and people of SC/ST category can get an additional discount of up to 25%.

This scheme is especially designed for those who are from Economically Weaker Section (EWS), Low Income Group (LIG), Middle Income Group (MIG) and High Income Group (HIG). Under this scheme, about 7,500 flats are being sold with a discount of 15-20%, so that a person from every section can fulfill his dream of a house.

These flats are available in different areas of Delhi like Narela, Loknayakpuram and Sirsapur.

Objective of the Apna Ghar Awas Yojana 2025

First come, first serve: Allotment of flats is done on the basis of first come, first serve (FCFS), that is, whoever registers and books first will get the flat first. There is no lottery system in this.

Flats in many areas: The flats are at premium locations like Narela, Loknayakpuram and Sirsapur. These areas are known for good connectivity and facilities in Delhi.

Online process: The entire process of registration and booking in this scheme is online. You have to apply by visiting the official website of DDA (https://dda.gov.in/). This saves time and effort.

No income limit: There is no income limit for other categories (LIG, MIG, HIG) except EWS category. The annual income of EWS people should be less than Rs 10 lakh.

Eligibility Criteria

• Citizenship: The applicant must be a citizen of India.
• Must be at least 18 years of age as on the last date of application.
• The applicant must be legally capable of signing contracts.
• For EWS: Annual income should be less than Rs 10 lakh.
• Special Groups: Auto rickshaw drivers, street vendors (registered under PM Swanidhi Scheme), women, war widows, ex-servicemen, gallantry or Arjuna award winners, and people from SC/ST category are eligible for 25% discount.

How to Apply Online for DDA Awas Ghar Awas Yojana 2025?

• First of all, go to the official website of DDA.

• After that Select the option “Apply Here” on the homepage.
• Fill in your personal details in the form, such as name, address, and income details (for EWS).
• Upload the required documents like Aadhaar Card, PAN Card, Address Proof, and Income Certificate for EWS.

Submit Booking Amount:

• EWS: Rs 50,000
• LIG: Rs 1 Lakh
• MIG: Rs 4 Lakh
• HIG: Rs 10 Lakh

Submit: After checking the form, click on “Submit”.

Required Documents

1. Aadhaar Card, PAN Card, Voter ID, Driving License or Ration Card (for identification).
2. Address Proof (Utility Bill, Bank Passbook, or House Tax Receipt).
3. Income Certificate for EWS.
4. Loan sanction letter if taking a loan.
5. Affidavit of Citizenship and Age (Annexure ‘B’ and ‘C’)

Booking and Payment Process

• Registration and booking fees are non-refundable.
• If your flat is allotted, the demand-cum-allotment letter will be issued online.
• You will have to deposit the demand amount within 90 days, otherwise you may have to pay interest.
• After submitting all the documents, you will get the possession letter online.

• To make this scheme easier, DDA has started a 24/7 chatbot service, so that you can get the answer to every question immediately.
• There is also a single-window inquiry system, which gives all the information in one place.
• For transparency in the sale of flats, a computerized draw system is used, which takes place in the presence of three independent observers.

Till when can you apply?

For DDA Apna Ghar Awas Yojana registrations have started from 27 May 2025 and will run till 26 August 2025. However, it can also be extended depending on the demand. On the first day itself, 452 flats were booked, which included 209 EWS, 136 LIG, 3 MIG and 6 HIG flats.
